Ethylene Propylene Diene Terpolymer: Designated nomenclature of ASTM for a terpolymer of ethylene, propylene and a diene.

EPDM material is a thermosetting synthetic elastomeric rubber.

At American Roofing, we have adapted our commercial roofing expertise to residential low slop and flat roofing applications.  Through the years, we have learned ways of taking the "Commercial" unattractive appearance out of residential installations.

Here's why you should put rubber on your flat roof.

90lb roll       Modified Torch        EPDM Rubber

No warranty  10yr Warranty  12yr Warranty
Seams every 36"  Seams every 36"  Seams every 10ft
Cracks & Shrinks  Shrinks  Expands & Contracts 200%
Installed w/asphalt / nails  Installed with dangerous torches  Latex bonding adhesive
 Heavy  Very Heavy  Light
Cannot Repair  Difficult to repair  Easy to repair
Ugly appearance  Depends on installer  Clean appearance

90lb Roll roofing is the material of choice of do-it yourselfers.  Its low cost and availability is what makes it popular.  90lb is not the choice of professional roofers because it in not intended for roofing a conditioned space (heated or cooled).  At best, there is a 1year warranty from the date of manufacturing, not installation.

Modified roofing material is often referred to as rubber by roofers.  It is not.  Modified roofing which can be glued, mopped, or torched down contains less than 10% properties of rubber.  It is an excellent cap sheet for commercial or industrial roofs that see high traffic.  The down side is there are seams every 36” that are prone to failing due to ice.  American Roofing installs modified on commercial building when there is a bi-yearly maintenance contract.  Torching is very dangerous and is banned in some municipalities for residential applications.

EPDM is a seamless installation on most residential applications.  If seaming of rubber is necessary, seams are vulcanized, not nailed or glued. There are no torches or dangerous open flames.  No hazardous chemicals or harmful odors, and there is no asphalt to dry and crack.  American Roofing, Inc. is factory trained and certified to install Mule-Hide EPDM membrane roofing systems.
