Ventilation Assessments
The need for proper roof ventilation can not be over emphasized. Buildings including residential homes are built to be as energy efficient as possible due to todays energy costs. Today, the building envelope has become virtually air tight. Although this may be a positive factor when discussing heating and cooling issues, this reality has created new problems and challenges.
Aside from diminished indoor air quality, moisture is the element directly related to the roof system. Moisture is created within an air-tite building by everyday living, cooking, breathing and showering. "Normal" moisture levels in the home during the winter months move into the unheated attic areas via "stratification". If ventilation is not atiqute, dewpoint may be reached on the underneath side of the roof sheathing. This condensation will most likely result in rot and mold contamination and ultimately premature failure of the roof system.
