Assessment & Correction of extreme attic condensation

 

Realizing that you have an extreme moisture problem in the attic can be overwhelming! 

Insurance carriers, builders and engineers rely on our expertise to identify and correct these seemingly horrific conditions.  We understand the building sciences that lead to excess moisture in the unconditioned spaces of a building. 

We also have a network of Building Science Engineers and Forensic Architects who can be consulted during a project as needed.

 

 

 

 

We have on staff IICRC Board Certified technicians who are trained to respond to water losses.  We utilize state of the art drying techniques to dry the roof deck and attic space.

We perform the following when we respond

Psychrometric Survey 

Psychrometrics is the study of moisture in the air.  This survey will immediately give us information on moisture such as exactly the amount in the air (Measured in Grains Per Lbs.).  As well as offer information on the buildings vapor pressure. (Measured in Inches of Mercury).  This is the first step in starting to understand the total picture of exactly where the moisture is coming from, and how to get rid of it.

Ventilation Assessment

Many times, excess attic moisture is incorrectly blamed on a failing roof system.  The ventilation system plays a vital role in wicking away moisture before it becomes excessive.  A full ventilation system assessment is performed noting any deficiencies.  The degree of the deficiency is important.  Many homes and commercial buildings are not ventilated according to manufactures recommendations, and yet do not have moisture problems.

Insulation Assessment

The buildings insulation plays a vital role in moisture stratification thru the attic floor from adjacent conditioned spaces.  Attic insulation is inspected to determine it’s role  in the accumulated moisture in the attic.

Pressure Testing 

 Building de-pressurization is a major problem in commercial buildings but does happen in residential settings as well. As the residential building envelope becomes tighter and tighter due to weatherization, the more sensitive the home becomes to pressurization issues.   More simply, this occurs when the heating and cooling system is severely out of balance having more return air than supply.  Or, the wrong size system was installed for the building.

Dry-out Procedures

We follow the IICRC S500 standard for responding to water losses.  It should be noted that there are situations where the dry-out of the attic should not be undertaken lightly.  If there are immune compromised occupants such as infants or elderly adults, thought should be give to the prevention of cross contamination of adjacent living spaces with moisture, mold, fiberglass particulate ect…  This would be performed by pressure monitoring via data logging manometers.
