While all roofs achieve the same purpose—protecting the building from the elements—different roofing systems have different requirements. One of the most common mistakes committed by DIYers is using the same kind of substrate used on residential roofs, which shouldn’t be the case.
Commercial Roofing May Require Special Equipment
Taking the DIY route for commercial roof installation means you have to know how to install your roofing material of choice. Commercial roofing manufacturers have specific instructions on how to install their products, many of them requiring special equipment that may or may not be available to consumers. This can limit the selection of roofing materials that can be used for installation.
DIY Commercial Roofing Has Higher Risk of Failure
DIY projects are great for small projects that don’t receive much wear and tear; commercial roofing is not one of them. Statistically, roofing systems fail because of installation errors, rather than factory defects. For example, misapplication of adhesive or not welding the seams at the correct temperature could result in gaps that would allow rainwater intrusion. DIY installation highly relies on the skill of an individual installer instead of standardized installation practices, therefore there is no guarantee on the quality of the finished roof.
DIY Commercial Roofing Has Minimal Warranty Coverage
DIY commercial roofing has, at best, some type of manufacturer’s warranty. Since a DIYer doesn’t qualify as a licensed installer, there wouldn’t be any warranty coverage in the event the roof fails due to installation errors. Subsequent maintenance and repairs would have to be paid out of the property’s upkeep funds. Periodic maintenance and inspections would have to be done independently.
